Topo Utility Survey

A topo utility survey or topographic survey or existing conditions survey is a preliminary mapping of a site planned for new development of re-development.

The survey begins with a utility locate request to diggers hotline or utility locating companies. The existing improvements, utilities, and contours of the land are surveyed and mapped. This is the base map for plans to be used by engineers and architects.

This map may or may not contain certified boundary information depending on the restraints and level of development planned. Many times the boundary of the property can be estimated within reason where requirements of the administrative code do not apply. Local ordinances and review criteria can also define what needs to be included on a base map.
