Subdivision Plats Land Development
A subdivision plat is the tool used to divide land into many lots. The state of Wisconsin Statute Chapter 236 must be followed for the division. Roadways can be dedicated. Easements can be established. Wetlands are often delineated on a plat. Steep slopes and appropriate soils for septic treatment can also be identified.
The plat is subject to local ordinance. Rules can vary greatly from town to town, county to county, city to city, and village to village. Other agencies can also have objecting authority based on the proximity of the plat. The department of transportation reviews plats next to a state highway.
A plat can take anywhere from six months to many years in order to complete. Once the plat is completed, lots can be sold. Other factors in the development of land including the constructions of roads and utilities, the mitigation and protection of wetlands, and political pressure from the community can all impact the approval and schedule of a plat.
