Condo Plats and Small Condominium Plats
A condo plat is prepared to define ownership of space. A small condominium, sometimes referred to as a "Twindo" when it involves a duplex, has lesser requirements.
The plat document is accompanied by declarations. Together, these two documents define the development. Once recorded, legal title to units can be obtained.
Plats can be changed by the preparation of an addendum. Changes to the declarations are achieved by amendments. A declaration amendment and an addendum can be prepared and filed simultaniously to make legal changes within a development. These changes can include the expansion or addition of units, as well as the re-assignment of common areas or limited common elements.
